Is there anything I need to know that is unique about building in the area?
There are a number of things that you should be aware of prior to building your new home in this area.
- A building permit is required for all construction in Beaufort County, Town of Hilton Head and Town of Bluffton. The builders will normally acquire the permits necessary. Costs of permits are determined by the size and contract price of the home. Beware if a contractor asks or suggests that you take out the permit. South Carolina law allows you to do this however, if you do you become the contractor of record and assume all liability and warranties for the home during and after construction.
- Homes are required to be built according to FEMA guidelines requiring that the first floor be above the 100-year flood plain. The elevation of your lot needs to be determined prior to designing your home.
- The towns and county may charge various fees on new construction from time to time for infrastructure. These fees are generally collected at the time of the purchase of your building permit.
- Finally, if you are building in a plantation you will have to submit your plans to the Architectural Review Board for approval. Plantations will charge a completion deposit prior to approving construction and may have additional fees as well.
