What about my lot?
Whether you own a lot or are considering buying you and your builder need to walk the lot. In this area the lot can have a significant influence on the design of a home.
- Lot elevation will determine how high the home must sit off the ground to meet the FEMA flood plain regulations.
- Location of specimen trees will greatly influence the sighting of the home on the lot.
- Availability of sewer and water lines need to be determined. You should also expect to pay "tap-fees" for connecting to these lines, which are owned by various public service districts.
- If the lot is not accessible to sewer you will need to install a septic system. Not all land can qualify for a septic system. It is recommended that where septic systems are needed that approval for the system by the Department of Health be a contingency of your contract.
- You and your builder must become familiar with all the regulations for building new homes in plantations. Many plantations have sighting requirements for homes on lots.
